01 / Product & Company

Each Solo 10 is built in our Las Vegas facility under strict quality control and oversight by the State of Nevada.

These are not imported pods or flat-pack kits. Every unit is built to order using premium architectural materials and precision fabrication techniques.

Solo 10 units are built with heavy-duty red steel structural frames, architectural-grade exterior cladding, dual-pane commercial windows, and long-life roofing systems.

These materials are designed for durability, minimal maintenance, and decades of reliable use.

The Solo 10 is a premium backyard workspace designed for professionals, creators, and homeowners who value focus, design, and durability.

It combines architectural construction, smart technology integration, and high-end materials into a compact studio that can add both functional and resale value to your property.

Uspace began developing modern backyard workspaces in 2020.

Our team brings decades of experience across architectural design, structural engineering, and precision manufacturing, allowing us to build a product that balances beauty, durability, and long-term usability.

02 / Features & Customization

The interior features refined maple veneer walls, exposed Europly accents, premium ergonomic rubber flooring, custom lighting, and our signature bay window design.

These materials were chosen for durability, comfort, and a clean architectural aesthetic.

Solo 10 units are not fully soundproof, but they are designed to be extremely quiet inside.

A sealed steel structure, acoustic flooring, and double-glazed glass significantly reduce outside noise and create a focused workspace environment.

With proper care, the Solo 10 is engineered for multi-decade use.

Steel structural components, commercial-grade windows, and durable exterior materials are designed to outperform typical backyard structures.

Your dashboard includes a framing guide so you can locate structural backing behind the interior wall finish for mounting shelves, monitors, or other accessories.

Custom sizing may be available for bulk orders of four units or more.

Optional upgrades include:

We partner with Acorn Lending to offer financing options up to 10 years (subject to credit approval).

Some buyers also use HELOC loans or personal financing depending on their situation.

All new Uspace orders placed before June 30 include a $1,000 Founders Upgrade Credit. This credit can be applied toward optional upgrades on your unit and will be applied during your final invoice after your deposit.

The credit is only valid for upgrades and cannot be applied to the base unit price. If your selected upgrades total less than $1,000, the remaining balance of the credit will not be applied or carried over.

This offer is available through June 30 and will no longer be valid starting July 1.

04 / Permitting, HOA & Property Preparation

In many locations, no permit is required because the Solo 10 is considered personal property rather than a permanent structure.

However, electrical work may require a permit depending on your local regulations.

Yes.

Your dashboard includes technical documentation that may assist with local permitting requirements.

Most HOAs approve the Solo 10 because it is a clean, modern, non-permanent structure.

We provide a HOA submission packet including a cover letter, product overview, and renderings to help streamline the approval process if needed.

No.

The Solo 10 is designed to sit on a level gravel pad or other flat surface.

Your dashboard provides step-by-step site preparation instructions.

Uspace handles anchoring as part of the delivery and installation process, if anchoring is required for your site.

You’ll upload a short video of your property showing the path from the street to the installation site.

Our team reviews the video and determines whether installation will use a Mule forklift or crane.

05 / Electrical & Internet Connection

The Solo 10 requires a hardwired 70-amp electrical connection.

Your electrician installs a service pedestal and returns after delivery to complete the final connection.

Full instructions are provided in your dashboard.

During electrical preparation, your electrician will run a CAT-8 Ethernet cable (or the latest available standard) to the installation location.

This ensures the Solo 10 has reliable high-speed internet connectivity for smart systems and remote work.

06 / Delivery & Installation

Your unit arrives fully assembled and protected in a sealed branded cover.

Our delivery team places the unit using a specialized Mule forklift designed for modular structures.

If site access requires it, a crane may be used.

Our team will:

• Place the unit on the prepared base

• Install the HVAC condenser (if included)

• Install the exterior awning

• Perform delivery inspection

• Hand over the keys

Installation typically includes:

• Placement using Mule forklift

• Crane placement if required

• Final exterior component installation

Yes.

Solo 10 units are fully relocatable by crane, forklift, or flatbed.

Many owners move them when relocating to a new home.

No.

Solo 10 units are delivered fully built and professionally installed.

07 / Ownership

You have two options:

• Take the Solo 10 with you

• Sell it as a premium workspace asset

Because the unit is movable and classified as personal property in many areas, it can retain strong resale value.

Possibly.

Some customers list the unit as personal property, while others add it to their homeowner’s policy.

Your insurance provider can advise on the best option.

The Solo 10 includes a 1-year comprehensive system warranty plus manufacturer warranties on major components.

Full warranty details are provided in your customer dashboard after purchase.

Your customer dashboard provides access to documentation, troubleshooting guides, and support resources.

If you ever need assistance, our team is available to help guide you through maintenance, service questions, or relocation planning.

You can contact us anytime at support@uspaceusa.com.

08 / Referrals

Yes.

Every Solo 10 owner qualifies to become apart of our partner program.

If someone you refer purchases a unit, USPACE will pay you $1,000 for the referral.

Depending on your network, many owners are able to offset a significant portion of the cost of their unit through referrals.
